10 STEPS TO HOME OWNERSHIP!


STEP 1 - We will discuss your finances so that we can determine how much of a home you can afford, without becoming house poor, and evaluate which loan options/loan company would work best for you and your current needs.  This will lead us to getting a mortgage pre-qualification so that we can move forward with your home search.

STEP 2 - We will determine your needs/wants in a home - as far as location, bedrooms, style, school district, square footage, lot size, etc.  Than, together, we can search through all of the homes currently on the market to begin our viewings.  It is not uncommon to see 20, or even 30 houses before you choose the one that is best for you.

STEP 3 - We will begin viewing homes together, one by one, and evaluating each home as we go through them.  I, as your Buyers Agent, will be pointing out any defects that I see that could cause you issues.

STEP 4 - We will choose a home, by weighing the pro's and con's of each.  I will do a market analysis to determine market value and we will proceed with the offering process.

STEP 5 - I will negotiate, on your behalf, reaching for the best price and terms that may be available to us to try to save you as much time and money as possible.

STEP 6 - We will begin our contingency process which will consist of contractors inspection, pest inspection, radon test, attorney review of contract and title commitment, by-laws (if condo association), etc.  These will all be done on your behalf.

STEP 7 - I will work with your mortgage company to ensure everything is getting done in a timely fashion so that the closing will happen as scheduled.

STEP 8 - We will do a final walk through of the premises to ensure all is as it was at time of offer.

STEP 9 - We will review the closing documents together so that you will feel comfortable that there will be no surprised at the closing table.

STEP 10 - We will attend the closing together and you will be a happy home owner!

 

These items are only touching the basics of what I can do for you during your home buying process.  There are many hidden items that may occur.  In the end, you will find me to be a great asset.  Not only may my services save you thousands of dollars, but they are free!  You have absolutely nothing to lose!

HOW DOES KANDACE FREDRICK REALTY GET PAID?


My services are actualy FREE to you.  I get paid out of the transaction by the seller or the seller's agent.  When an agent lists a property for a seller, they agree upon a commission that they will offer a buyers agent for obtaining a buyer and bringing them to closing.  If you did not hire a buyers agent, the listing agent would simply keep all of the commissions.  So, please keep in mind that if you go directly to the listing agent, they are working in the best interest of the seller.
